Why This One

New city. Entry pricing.

Most of Palm Beach County's new construction starts well north of this. Westlake is the exception because the city itself is young — the town center is filling in, the streets are new, and the builder is still pricing to bring people in. Two ways in, at two very different numbers:

Townhomes from $371,990

The Rose is the way in: 3 bedrooms, 2.5 baths, 1,536 sq ft and a 2-car garage — the lowest entry price in the community, in a city where everything is new.

Single-family from $465,990

The Cassia starts the single-family line: 2 bedrooms, 2 baths, 1,644 sq ft. From there the collections climb to $742,819 — 2 to 6 bedrooms, up to 4,314 sq ft.

A city still being written

Westlake is one of Florida's newest cities, master-planned by Minto Communities: its own town center, and a 15-acre adventure park with a lagoon pool as the front yard.

No CDD fees

Westlake carries no community development district (CDD) fees — the builder's portal calls it out plainly, and it saves homeowners thousands against comparable new communities.

On the ground

  • Westlake Adventure Park — 15 acres at the center of the city, built around a lagoon pool.
  • The town center — the city's own retail and dining core, filling in by the season.
  • Room to grow into — homes run 2 to 6 bedrooms and 1,536 to 4,314 sq ft across the townhome and single-family collections.

The Homes
