The Farm
A 170-acre working farm is the centerpiece — not a clubhouse afterthought. Farm stand, CSA produce baskets, U-pick fields, resident garden plots and farmers markets, run by a professional farm operator.
Featured Community · Palm City, Martin County
Most communities sell you a house with amenities attached. This one is built the other way around: a working farm, a nature conservancy and a front-porch town came first — the homes plug into them. It's the community AP Living chose to feature, and the one Albury walks buyers through himself.

Tours run through Albury — he registers you with the builder before any visit, so the builder pays his fee, never you. Never walk into a sales center unregistered.
Why This One
Newfield exists because Martin County resisted growth for decades — and this design earned the yes. Three pillars hold it up: the Preserve, the Farm, and a walkable town core. At full build-out it reaches roughly 4,200 homes across nine villages plus a downtown with retail, dining and workplaces — and the land split never changes.

About 70% of the land is preserved, permanently. The ~2,000-acre Kiplinger Conservancy — including a 450-acre gopher tortoise preserve — holds wetlands, a boardwalk and an overlook, and it can never be built on.
15+ miles of hiking, biking and equestrian trails, and a design rule you can feel: every home sits within about 600 feet of a park, a green or a trailhead.
Florida's first traditional neighborhood development in over 100 years: front porches, rear alleys, pocket parks and a walkable town center — built on land the Kiplinger family held for generations.
The Life Here
Official community photography — the farm and the preserve first, because that's the order this place was built in. Homes after.

The Homes · Rosette Park
Rosette Park is where Newfield started — the first village, already lived in. Townhomes, twin villas and single-family homes from about 1,900 to over 4,000 square feet, all of it front-porch architecture: porches and stoops to the street, garages and alleys behind. Homes average a HERS energy score around 60 — well under the ~100 of a typical new build. Palm City sits between I-95 and Florida's Turnpike: minutes to downtown Stuart, top-rated Martin County schools, West Palm Beach under an hour.

Pricing above is builder-advertised and changes without notice. Albury re-verifies the live price sheet — current pricing, availability and delivery dates — with the builder in writing before any contract. If a number can't be verified, it doesn't go in your deal.
Newfield is served by a community development district (CDD), which funds the infrastructure and amenities; CDD assessments apply on top of HOA dues and are confirmed in writing before you sign.
Builder incentive: a 2/1 temporary buydown on select quick-move-in homes through the builder's lender, Mattamy Home Funding LLC — Year 1 payment at 3.99% (6.784% APR), stepping up after Year 1, based on a 5.99% FHA fixed rate. It is a temporary structure, not a fixed rate for the life of the loan. Limited time; Albury confirms the current structure and terms in writing before any contract.
