Jupiter · Palm Beach County

Everything in Jupiter is measured from the lighthouse.

Jupiter is a coastal town of about 61,000 at the top of Palm Beach County — fifteen miles north of West Palm Beach, and a world quieter. Most South Florida markets sprawl. Jupiter radiates: a lighthouse, an inlet and a protected river at its center, and pockets that run west from the water — beach, town, river, farmland — each one a different way of living. This page is the honest version: what each pocket is, how far it actually sits from the anchor, who Jupiter fits, and where the homes are — resale here, new construction across the line, labeled as such.

The Pockets

Five pockets, one anchor.

Read Jupiter westward and it explains itself: the coast is old, established and expensive; the farther west you go, the newer and more buildable it gets — until the Farms, where it turns rural instead. Two of these pockets sit across town and county lines, and this page says so every time.

Pocket 1 · The IdentityThe Inlet & Lighthouse District

The 1860 lighthouse — 105 feet of red brick, its original first-order Fresnel lens still in use — stands over a turquoise inlet inside a 120-acre federal Outstanding Natural Area. Below it: DuBois Park's tidal lagoon, the Love Street waterfront, and Harbourside Place on the Intracoastal, the town's downtown since 2014. Jupiter is the easternmost point on Florida's coast, and this is its money pocket — waterfront estates and the inlet colonies.

Pocket 2 · The SandThe Beach & Juno Beach Edge

Jupiter Beach Park and Carlin Park anchor the town beach — reef snorkeling, a well-known dog-friendly stretch, the jetty at the inlet. Just south, Juno Beach: a 990-foot pier, the Loggerhead Marinelife Center sea-turtle hospital, and one of the busiest turtle-nesting beaches in the country — a record 25,000+ nests logged in 2023. The product here is condos and established homes. This pocket is resale; nothing new gets built on the sand.

Pocket 3 · The Town Within the TownAbacoa & Alton

Abacoa is a 2,055-acre walkable master plan built from 1997 — 4,000+ homes around a real town center, a public golf course, front porches, and no mandatory country-club membership. Inside it: Roger Dean Chevrolet Stadium and the FAU / Max Planck / UF Scripps research corridor. Across Donald Ross Road, Alton — in Palm Beach Gardens — continues the same streets, two-thirds of a mile from the stadium. The honest note: Alton's last new homes sold in 2024. Today it is a resale neighborhood.

Pocket 4 · The Wild SideThe River & the Farms

The Loxahatchee River is a National Wild and Scenic River — designated in 1985, one of only two in all of Florida. Its protected Northwest Fork runs 7.6 miles under bald cypress from Riverbend Park to the inlet. West of the river, Jupiter Farms: roughly 15 square miles of unincorporated land, lots from 1.25 acres up, mostly no HOA, horses welcome — about twenty minutes from the beach.

Pocket 5 · The FrontierAvenir — Across the Line, Honestly

Avenir is not in Jupiter. It is a roughly 4,752-acre new master plan in western Palm Beach Gardens — gated neighborhoods linked by golf-cart paths, with a town center that opened its Publix in May 2026. It is where the Jupiter buyer who wants brand-new actually shops. The trade, stated plainly: newer homes and bigger lots at a lower price per square foot than eastern Palm Beach Gardens, against 18–25 minutes to the beach and CDD fees — current guides put them around $1,500–$3,500 a year — on top of HOA.

The Homes

Jupiter is a resale town. Shop it live.

There is deliberately no static list of homes on this page. Jupiter's inventory turns over every week, and a list typed last month would mislead you this month — so the live homes live where live homes belong: in the MLS-fed search, at today's prices and today's statuses.

Who It Fits

Six buyers this town was built for.

Jupiter's buyer profile writes itself: Northeast and Midwest professionals and families trading down in chaos, not in income. In the series' frame — you are choosing where to land — these are the six landings.

It fitsThe boater

An inlet, the Intracoastal, marinas and deep-water dockage communities. The Bahamas run starts here.

It fitsThe baseball household

Two MLB spring-training teams and two full-season minor-league teams sharing one walkable town — a transplant magnet every February.

It fitsThe golf household

A public course inside Abacoa, the Palm Beach Gardens golf belt minutes south, and a custom-golf enclave out at the frontier.

It fitsThe nature-first family

A Wild & Scenic river, a 576-acre dunes preserve holding the highest natural point in the county, and a sea-turtle hospital as the local landmarks.

It fitsThe acreage buyer

Jupiter Farms: land, horses, no HOA on most properties, boats and RVs in the yard — twenty minutes from the sand.

It fitsThe new-construction buyer

Welcome — with one honest redirect. The new homes are west, in Palm Beach Gardens. This page tells you that before anyone sells you otherwise.

New Construction, Honestly

The new homes are real. They're just not in Jupiter.

Inside the Jupiter town line there is effectively no production new construction. "New" here means scattered custom and spec builds at luxury prices — one-off homes, not communities with model rows and builder incentives. The production new-build market for a Jupiter buyer is Palm Beach Gardens: the Avenir frontier first, where the county's deepest new-construction bench sits about 25–30 minutes west of the lighthouse.

And Alton — the community on Jupiter's border that gets marketed as the best of both — finished selling its final new homes in 2024. It is a resale neighborhood now, and any page still calling it new construction is out of date. I tour the frontier and the resale bench the same way: numbers confirmed with the builder or the listing before you rely on them.

FAQ

Jupiter, straight answers.

Is Jupiter, FL a good place to live?

For the buyer it fits, it is one of the strongest landings in South Florida: A-rated schools (Jupiter High, Dwyer High), an independent hospital (Jupiter Medical Center), a research corridor — FAU's MacArthur campus, Max Planck Florida, UF Scripps — inside Abacoa, and a median age of 46.7: a town of established households, not a party district. Relocation guides describe it the same way — quieter and more manageable than Miami or Fort Lauderdale. If you want a scene, it will bore you. If you want water, space and calm with money around you, this is the top of Palm Beach County for a reason.

Is Jupiter expensive?

It is two markets wearing one name. In BeachesMLS closings for the 90 days ending October 23, 2026, single-family homes sold at a $1,100,000 median; condos and townhomes at $440,000. Quote the segment, never the blend — Jupiter is a million-dollar single-family market with a real condo ladder underneath it, running from Tequesta and Abacoa condos up to the waterfront estates at the inlet.

Is there new construction in Jupiter?

Essentially none inside the town line — "new" in Jupiter means scattered custom and spec builds at luxury prices: one-off homes, not communities. The production new-construction market for a Jupiter buyer is Palm Beach Gardens — the Avenir frontier first. And Alton, on Jupiter's border, finished selling its final new homes in 2024; it is a resale neighborhood now.

How far is Jupiter from West Palm Beach and the airport?

Jupiter is the northernmost town in Palm Beach County, about 15 road miles north of West Palm Beach. Palm Beach International Airport measures 17.8 straight-line miles from the lighthouse. Inside the orbit, everything is closer than it feels: the stadium is about five miles from the lighthouse, the river starts at six, and even the Avenir frontier is thirteen — a real drive west, but the same county.

What is the Loxahatchee River?

A National Wild and Scenic River — designated May 17, 1985, one of only two in Florida (the Wekiva is the other). The protected Northwest Fork runs 7.6 miles from Riverbend Park, under bald cypress, through Jonathan Dickinson State Park and out the Jupiter Inlet. Its Seminole name means "river of turtles." It is the fact that separates Jupiter from every other market on this site: a federally protected wild river runs through the middle of it.

Jupiter, Tequesta, Palm Beach Gardens — what's actually where?

Tequesta is its own village directly across the inlet — 0.96 miles from the lighthouse — Jupiter's front porch: shopped as one market, governed separately. Palm Beach Gardens is the city to the south and west. Alton sits on the Jupiter border, two-thirds of a mile from Abacoa's stadium. Avenir is deep-west Palm Beach Gardens — in Jupiter's orbit, never in Jupiter. This page keeps those borders honest, because a lot of marketing doesn't.

Can I see what's for sale in Jupiter right now?

Yes — the live, MLS-fed home search linked on this page covers Jupiter, Tequesta, Juno Beach and Abacoa, and it is updated by the MLS, so what you see is what is actually for sale today. If you would rather have a person do it, text Albury and he will send the current short list for the pocket you are aiming at.

Guide, not gospel: distances are straight-line measurements from the Jupiter Inlet Lighthouse, computed October 24, 2026; drive times are typical ranges and traffic-dependent. Market statistics are BeachesMLS closings for the 90 days ending October 23, 2026, drawn from published local market records — medians describe a segment of the market, not any individual home, and are not a valuation, a quote or an offer. Home prices and availability do not appear on this page because they change weekly; the MLS-fed search linked above carries the current record, and Albury verifies the numbers on any specific home before they are used in an offer or a decision.
