Buyer Presentation

Prepared for Marie Jean Pierre

Your Miami Gardens Home Search

Marie, I went back through every home I saved for you and read each listing end to end — the updates, the roof and AC years, the price cuts, the fine print. Below are the ten I’d put in front of you first, then the rest of the list with nothing held back. Every home here has what I like about it — and what I’d watch — named plainly.

I focused on Miami Gardens because that’s where we were looking — a few of these sit just over the line in Miramar, West Park, or North Miami because the house or the price earned it. If you want me to widen the search out to Pembroke Pines or deeper into Miramar, just say the word and I’ll be happy to do that.

Every price below is an asking price — everything is negotiable. When you spot the ones you love, I pull the recent sales around them and we offer from the real numbers, never from the ask. There’s more on that — and on the assistance programs that can cover a big part of a down payment — further down the page.

The Homes

Your top ten

No. 1 — The newest home on your list — and the lowest price

1223 NW 208th Ter

Miami Gardens, FL 33169

$449,000

3Bedrooms
2.5Bathrooms
1,524Sq Ft
1-carParking
$167/moHOA
Why it’s in your ten

Built in 2021 — the newest home on your whole list — in Miami Gardens, at the lowest price of the ten. The seller already cut it from $459,000 to $449,000, and it's only been listed about a month.

The home

A 2021 townhouse in a gated community with a paver driveway and a covered patio. Inside: marble-look tile, an open kitchen with white shaker cabinets and stainless appliances, and an in-unit washer and dryer upstairs.

The baths

Two full bathrooms plus a half bath — the half bath matters for guests, and it's rare at this price.

The catch, named

It's a townhouse with an HOA of $167 a month. That fee covers the community pool, clubhouse, and playground, and there's a one-time $250 capital contribution at closing. Everything else on this page is a single-family house with no HOA — this is the one exception, and it's here because of the year built and the price.

Miami Gardens, FL 33169

$458,000

$167/moHOA
Why it’s in your ten

Same 2021 community as #1, but this one has four bedrooms and a little more room — 1,602 square feet. It's been on the market about three months and the seller cut it from $470,000 to $458,000.

The home

White-and-grey inside, vinyl plank floors, an island kitchen with quartz counters and stainless appliances, and a covered, screened patio with a small fenced yard.

The baths

The listing describes two full bathrooms plus a half bath.

The catch, named

Same as its twin: a townhouse with the $167-a-month HOA (pool, clubhouse, playground) and a $250 capital contribution at closing. Four bedrooms in a 2021 build at $458,000 is why it earns its place anyway.

No. 3 — A $30,000 price cut — and a seller saying bring all offers

1630 NW 124th St

North Miami, FL 33167

$520,000

3Bedrooms
2Bathrooms
1,520Sq Ft
CarportParking
NoneHOA
Why it’s in your ten

The seller cut the price from $550,000 to $520,000, it's been sitting about 111 days, and the listing says “motivated seller, bring all offers.” That's the posture I like walking into — and the bonus room gives you a possible fourth bedroom or office.

The home

A 1953 single-family house with a circular driveway, tiled main rooms, an updated kitchen, and a bonus room off the layout — 1,520 square feet, no HOA.

The honest note

No roof or AC year is claimed in the listing — those are exactly the questions I put to the listing agent before we spend a dollar or a drive. Between the cut, the days on market, and the seller's own words, this is one of the strongest negotiating positions on the page.

No. 4 — A brand-new roof and a full remodel — sitting 116 days

351 NW 206th Ter

Miami, FL 33169

$574,900

3Bedrooms
2Bathrooms
1,651Sq Ft

NoneHOA
Why it’s in your ten

One of the biggest homes on the list — 1,651 square feet — with a brand-new roof, a remodeled kitchen and both bathrooms redone, and new PVC plumbing. It's been on the market 116 days and already cut once, which means time is on your side.

The home

Quartz counters and stainless appliances in the kitchen, white-and-grey palette through the living areas, wood-look plank and tile floors, and a fenced backyard with room for a pool later.

The honest note

The listing's description mentions a converted fourth bedroom; the fields list three. We'll confirm the layout on the walk — and 116 days on market is leverage we use in the offer, not a defect in the house.

No. 5 — Four bedrooms in Miramar — roof and AC both from 2020

7833 Madeira St

Miramar, FL 33023

$519,900

4Bedrooms
2Bathrooms
1,350Sq Ft

Why it’s in your ten

Four bedrooms in Miramar with a 2020 roof and 2020 AC, an updated kitchen and bathrooms, and a new driveway — and Miramar is the city where purchase assistance reaches up to $90,000.

The home

Terrazzo and wood floors, a rear sunroom, and it's offered furnished. One bedroom is finished in an aqua accent — a paint decision, not a project.

The catch, named

The owner is the listing agent — an owner-agent sale, which we'll paper carefully. The description also says three bedrooms where the listing fields say four; we'll count them on the walk.

No. 6 — A clean single-family in Miami Gardens under $490,000

Why it’s in your ten

A true single-family house in Miami Gardens with no HOA, under $490,000 — and it just listed this week, so we'd be among the first through the door.

The home

Three bedrooms, two baths, an enclosed Florida room, a screened patio, and a fenced yard with room for a pool.

The honest note

The listing doesn't claim renovations — its own language is “make it your own,” and the first photos show the exterior only. So we walk this one with eyes open: the price is the story, and the interior decides whether it stays on your list.

No. 7 — Four bedrooms in Miramar under $460,000

Why it’s in your ten

Four bedrooms in Miramar — the $90,000-assistance city — at $459,999, and it's only been listed about two weeks. The photos show an updated kitchen with an island and stainless appliances and a bath with a frameless glass shower.

The honest note

The updates are visible in the photos but not claimed in the listing's description, and no roof or AC years are stated. So this one earns or loses its place on the walk — the price and the bedroom count are why we go look.

No. 8 — Move-in clean in Miramar — with one thing to lock down in writing

2219 SW 68th Ter

Miramar, FL 33023

$465,000

3Bedrooms
2Bathrooms

NoneHOA
Why it’s in your ten

It shows empty, clean, and modern — vinyl plank floors, a white shaker kitchen with quartz counters — in Miramar at $465,000, listed just this past week.

The home

Three bedrooms, two baths, 1,228 square feet, with a screened porch and a covered rear deck.

The catch, named

The seller has promised a roof replacement before closing — it hasn't happened yet. If this is your house, that promise goes into the contract in writing, with the roof verified before a dollar moves.

No. 9 — Renovated top to bottom in West Park — under $500,000

5645 SW 39th St

West Park, FL 33023

$499,999

3Bedrooms
2Bathrooms

NoneHOA
Why it’s in your ten

Nearly everything that costs money has already been done for you: a new kitchen, redone bathrooms, new AC, new electrical, new plumbing — and the twilight photos are some of the cleanest in your whole set. It's been listed about three months at a flat $499,999.

The home

White shaker cabinets, quartz counters, stainless appliances and a farmhouse sink in the kitchen; a double-vanity bath with a frameless glass shower; a gravel driveway and a privacy fence outside.

The catch, named

The owner is the listing agent — an owner-agent sale, which we'll paper carefully. And at 1,000 square feet it's compact: the renovation is the value here, not the size.

No. 10 — A fresh renovation in Miami — priced like a bigger house

20060 NW 14th Ct

Miami, FL 33169

$519,000

3Bedrooms
2Bathrooms
986Sq Ft
DrivewayParking
NoneHOA
Why it’s in your ten

Recently renovated with a new central AC, a quartz-and-stainless kitchen, and freshly done bathrooms — and the seller already cut it from $529,000 to $519,000.

The home

Shiplap accents, tile and wood-look floors, epoxied surfaces, and a side bonus space, in a single-story 1961 house.

The catch, named

The owner is the listing agent. And at 986 square feet, $519,000 works out to about $526 a square foot — the steepest rate in your top ten — so the recent sales around it have to justify the number before we'd offer anywhere near the ask.

The Rest of Your List

The other ones — nothing held back

These came off the same list of favorites. Each one has something that kept it out of your ten — and I’ve named it on the card, plainly. For three of them the hold-up is a single unanswered question: the listing data flags a 55-and-over community that nothing else confirms. They stay here, flagged, until that’s cleared one way or the other. If one of these speaks to you anyway, tell me and we look closer together.

On the strength of the house alone this was in your top three: new roof in 2023, new AC in 2022, kitchen finished in 2024, and a private pool. It's out of your ten for one reason only — the open question below.

WatchThe listing's data flags this as a senior (55+) community. The listing's own words never say that, and nothing else I found confirms it — but until it's cleared for certain, it doesn't sit in your ten. If it clears, it goes straight back up.

Before You Fall in Love With One

Money that can go to work for you

Some of the homes on your list are in cities that help with down payment money. What you qualify for depends on your income, your household, and whether you've owned a home in the last 3 years. Here are the three programs that matter for your list — answer the three quick questions at the bottom of this page and I'll check which ones fit you.

Up to $90,000City of Miramar — Purchase AssistanceIf the home you pick is in Miramar, the city offers up to $90,000 toward your purchase — a 0% loan with no monthly payment. Stay in the home 15 years and it's forgiven; it becomes a grant. You bring at least 1% of the price from your own funds.
Up to $35,000Miami-Dade County — Down Payment AssistanceIf the home you pick is anywhere in Miami-Dade, the county offers up to $35,000 toward your purchase as a 0% deferred loan with no monthly payment. You bring at least 1% of the price from your own funds.
Up to $20,000City of Miami Gardens — Purchase AssistanceIf the home you pick is in Miami Gardens, the city offers up to $20,000 toward your purchase as a 0% deferred loan. Stay in the home 5 years and it's forgiven; the home must be priced at $382,195 or under.

One more thing worth knowing: “first-time buyer” for these programs means you haven’t owned a home in the last three years — it doesn’t mean you’ve never owned one. And some of these can be combined. I keep the full, current list of local programs on my site here: aplivingco.com/programs

And remember: the prices you see are asking prices. When you spot the ones you love, I’ll pull the recent sales comps on them and we’ll offer from the real numbers. Everything’s negotiable.

Three Quick Things

So I check the right programs for you

No forms, no homework — just text me the answers and I’ll do the rest:

1

Have you owned a home in the last 3 years?

Most of the big programs — Miramar’s assistance, the county’s $35,000 — define a “first-time buyer” as someone who hasn’t owned in the past 3 years. Your answer tells me which doors are open.

2

Are you pre-approved yet? If so, who with, and for how much?

The city programs require a lender pre-approval before we can apply, and your number tells me exactly where to aim the search. If you’re not there yet, I’ll connect you with a lender who knows these programs.

3

Miami Gardens only — or open to Miramar too?

Miramar carries up to $90,000 in assistance, the most of any city on your list. If you’re open to it, I widen the search — and if your heart is set on Miami Gardens, we focus there and use the county program instead.

Just text me the answers — no forms. Text Albury: (754) 654-4985

Next Steps

Tell me your top five

1

Pick the homes that feel right

Go through the page and text me the addresses you love — your top five is perfect. Trust your eye; my job is the facts behind them.

2

I do the homework before we drive

For each of your picks I pull the recent sales comps, and I put the standing questions to the listing agent — roof age, AC age, pool equipment, permits — before we book a single drive. No answers on the big three, no booking.

3

We tour on a Monday, Wednesday, or Friday

Those are my showing days. Tell me which suits you and I’ll line the homes up in one clean run — and we’ll talk numbers on the ones that survive seeing them in person.

Albury Pierre — AP Living Co.

I work Broward, Miami-Dade, and Palm Beach from Miami — new construction and neighborhood resales. I check the roof and AC years, I pull the comps, I negotiate from the real numbers, and I’ll tell you when a house isn’t the one.
