Your Kings Point Picks · Prepared for Kimberly · October 2026

You picked two homes. Here's everything I found.

Hi Kimberly — these aren't from the list I sent you; you found them yourself. So I pulled both of them apart the same way I check everything: the real price history, the monthly costs, the terms hiding in the listing, and the things the listing doesn't say. Checked October 25, 2026 — prices and availability can change, and I re-check every detail before any offer.

Checked For You

Both homes, in full.

Everything below comes out of the two listings themselves — and where a listing is silent, I say so instead of guessing.

Kings Point — Saxony section · the lower price

337 Saxony H Way, Delray Beach

$70,000

Kings Point Saxony Condos · 2 bd / 2 ba · 880 living sqft · ground floor · built 1974 · MLS B26014509

The home

A ground-floor corner condo in the Saxony section of Kings Point. The enclosed patio looks out at the canal, parking is assigned with guest parking besides, and the floors are tile throughout.

Kitchen

The listing calls it an "updated kitchen" — those are its exact words. The A/C is new, too.

Laundry

In the unit — the listing's own detail fields say washer and dryer inside, in a laundry closet. That's confirmed on the listing itself, not a guess.

The price story

Listed at $85,000 in April, cut to $70,000 in July, taken off the market in September and relisted at $70,000 on September 21. Before that, this same home was listed last year at $115,000. It has been on and off the market a lot — that can mean a motivated seller, and it's exactly why I check everything twice on this one.

Monthly costs

Association fee is $820 a month — it covers security, water, sewer and pool service. Taxes are $1,591 a year.

The terms

The association has to approve the buyer before a sale closes, and the community doesn't allow pets.

What I'd watch

No hurricane protection is mentioned anywhere in the listing — no impact windows, no shutters. If this is the one, that's my first question to the listing agent. The listing sources also disagree slightly on square footage (880 vs 907) — I go by the smaller number.

Kings Point — Capri section · the lower monthly fee

548 Capri L, Delray Beach

$75,000

Kings Point Capri Condos · 2 bd / 2 ba · 910 living sqft · ground floor · built 1978 · MLS B26054683

The home

A ground-floor condo in the Capri section of Kings Point, concrete-block construction, built 1978. First-floor living — no stairs. There's a screened patio, and assigned parking steps from the door.

Kitchen

Honest answer: the listing doesn't describe the kitchen at all — no "updated," no "original," nothing. It calls the home "well-maintained" and leaves it there. The kitchen is the first thing I'd look at in person.

Laundry

The listing's detail fields list a washer and dryer and a laundry closet in the unit — so on paper, it's in-unit laundry. The written description never mentions it, so I verify it the moment I'm inside.

The price story

Listed at $89,000, cut to $87,500, then cut to $75,000 on October 14 — about 95 days on the market in total. Two cuts usually means a seller who wants it sold.

Monthly costs

Association fee is $732 a month — it covers cable TV, grounds, building maintenance and security. Taxes are only about $735 a year.

The terms

Two big ones on this home: it's sold AS-IS (with your right to inspect it), and the listing terms say CASH. I'd confirm both with the listing agent before you count on anything else.

What I'd watch

No hurricane protection is mentioned. And ignore a $93,000 version of this address floating around online with "furnished, water views" — that's a different home's information pasted onto this address. This home is $75,000, two bedrooms, no water view.

The listing agent

A note from me: Fiona Barone, one of the agents on this listing, is the same agent from the Capri H unit I toured for you earlier this month — the one with the wallpaper that went under contract. I've worked with her on Kings Point before.

Getting Around

The bus, for your mother.

Both homes sit inside Kings Point, and Kings Point runs its own bus system — free for residents, with stops throughout the community, running to the clubhouses and out to shopping. Palm Tran buses also stop at the gates: Route 81 on Atlantic Avenue, and routes 81 and 88 at Jog Road.

What I can't honestly give you yet is the exact walk from either front door to its nearest stop — that number isn't published for either building. It's the first thing I measure when I see them in person.

Seeing Them For Real

Want video of these homes? One step first.

Everything above is what the listings say. What they can't show you is what a home actually feels like — the light, the noise, the real condition of that kitchen. I can go see both of these in person and shoot a full video walk-through of each one, so you can judge them from home.

The one step before I do that: we sign the showing agreement. That's the paper that makes me your agent for showings — it protects you, and it's what lets me book access and do this properly. Sign it, and I schedule both visits and send the videos to you myself.

If the signature gives you pause, you're not the only one — so here is exactly what it is and what it isn't, in plain English:

Why do I need it at all?

Since August 2024, the MLS rules every agent works under require a short written agreement signed before I can tour a home with you — in person or on a video walk-through. It's not an LPT rule and it's not my rule, and no agent can waive it. Without it, the seller's side won't open the door, and I'm not allowed to represent you.

Is it a contract to buy a house?

No — it never obligates you to buy anything. It covers the showings: that I'm your agent for these homes, what I'll do, how long it lasts, and what my fee is if you do decide to buy.

What does it cost me?

The fee is written in the agreement as an exact number — it can't be open-ended, the form itself states that fees are negotiable and not set by law, and I can't be paid more than what's on that page. In many sales the seller covers it. Either way, you see the number in writing before any tour — not at the closing table.

Am I locked in?

No. This showing agreement can be limited to just these two homes and a short window, and it states its own end date right on it. You're agreeing to let me open two doors — nothing more.

I'll keep checking for you

New Kings Point homes come up every week. I keep watching against what you're looking for — bus access for your mother, laundry in the unit, a kitchen in good shape — and when one fits, I check it the same way I checked these two and send it to you myself.
